The plot is located in the triangle of Loudeac, Pontivy, and Jossellin just out side the village of Brehan, central Brittany, France. The village of Brehan is about 2.5 kilometers and has the following facilities:
Doctors, dentist, pharmacy, supermarket with fuel pumps, two bakers, three bars, local produce shop and two garden centres. There are three nursing homes and two schools being infants and juinior schools and the village is a very sociable place.
The plot is of about 2000m2 and consists of two buildings namely the "Cottage" and the "main house". Both the cottage and the main house are attached to a barn, each barn about the same size of the respective house and could be converted subject to the normal planning applications being made.
The Cottage
The cottage has a tiled roof, part rendered ragstone construction circa about 1860 and is roughly on a 45 square meter foot print giving around 90m2 total living space. The main house dates back to about 1760 and parts of it were taken from the chateau in Rohan following the French revolution by the local peasants. In recent years, it has had the benefit of being completely restored. This includes slate roof (complete) wiring, plumbing, flooring and internal walls.windows and doors. In fact a new house! It has a foot print of about 65m2 giving a total living space of about 125m2 over two floors.
On the ground floor we have an entance hall, (with a large cupboard under the stairs) leading to the lounge area with origanal beams and large open fire place which houses a wood burner. This leads to an exit door to the rear garden and to the hallway. Through the hall way leads to the kitchen which has a new fitted units with work tops. The kitchen can also be accessed from the entrance hall.
At present (03/2009) the ground floor would benefit from the following works to realise the full potential of the building.
floor coverings, skirting boards, architraves, final coat of paint, flue for wood burner, lock to rear door and furnishings.
Upstairs there are three large bedrooms, the master having an ensuite bathroom and French windows giving a fantastic view south, towards Brehan and the open countryside as seen at the top of the page. The large landing area has a window facing south and leads to all bedrooms and the family shower room. The second bedroom is a double and is south facing and has a lovely view.
The attched barn is about the same size as the house and is currently being used for storage.
The upstairs requires the following work to realise the buildings full potential:
hand rail to staircase, newel post and return at head of stairs, floor coverings, skirtings and architraves,tiling to family shower room, final coat of paint and furnishings. Insulation to loft area.
The valuation was made in December 2008 by the Notaire in Rohan and was 177,000 euro including fees for the transaction. This figure is slightly negotiable to the right purchase depending on rapid progress on the sale. If the full asking price was met, the entire contents would be included. All furniture, white goods, ride on mower, and a supply of wood for the wood burner. The cottage has all bedding , cutlery, crockery etc and could be rented out imediately.
